Are We Better Off Now Than Last Year?

Friday, October 23rd, 2009

We hear and read “we’re working our way out of a recession”, or the government is working with lenders to be more flexible with homeowners. But what is really going on?

The facts: it is getting harder then ever for consumers to manage their debt, unemployment is still high and many homeowners who have had to do loan modifications are worse off today then before and finally, most consumers believe that taxes will have no choice but to rise

What is the answer? Stash some cash for a rainy day. Try to put away as much as you can as an emergency reserve, cut back on spending, try paying by cash instead of credit and get your financial house in order. Unfortunately, the situation calls for proper planning and caution

Good News On The Rental Property Front

Wednesday, October 21st, 2009

Attention Landlords: Finally, some good news on the rental home front.

Have you heard the latest saying? “The New American Dream” – “Renting”

That’s right, many financial publications are suggesting people rent instead of buy. Foreclosures are at an all time high leaving people who once owned real estate in a desperate situation. The rental markets are tightening on properties where landlords are in a good financial position and can attract long-term tenants who will take good care of the property and are just thrilled to live in your home.

As a landlord you can increase the odds of being successful by following these simple steps.

1. Screen your tenants fairly.
2. Have them sign a credit authorization before you pull any credit.
3. Do a criminal background check to make you feel comfortable.
4. Use the internet to research them and,
5. Don’t discount their hardships but be sure to get the full story. If there are any dings on their credit it’s important that they are truthful of why they were foreclosed on or what their existing circumstances are.

Now may be the time for the long term buy and hold strategy is finally coming into vogue.

We are seeing a market of tenants with quality that has not been seen in years. However, as with everything in life, do your due diligence.

Safety Tip To Share With Everyone You Know

Monday, October 19th, 2009

This came to me by my friend Kathy! I hope you don’t ever have to use this advice but better to be safe.

This tip came from a neighborhood watch coordinator. Tell your spouse, your children, your neighbors, your parents, the people who work in your doctor’s office, the check-out girl at the market, everyone you run across.

PUT YOUR CAR KEYS BESIDE YOUR BED AT NIGHT

If you hear a suspicious noise outside your home or someone trying to get in your house, just press the panic button for your car. The alarm will be set off, and the horn will continue to sound until either you turn it off or the car battery dies.

Next time you come home for the night and you start to put your keys away, think of this; it’s a security alarm system that you probably already have and requires no installation. Give it a try and test it. The panic button should work from most everywhere inside your house and the lights will flash, and your horn will keep honking until your battery runs down or until you reset it with the button on the key fob chain.

It works if you park in your driveway or garage. If your car alarm goes off when someone is trying to break into your house, odds are the burglar/rapist won’t stick around… After a few seconds all the neighbors will be looking out their windows to see who is out there and sure enough the criminal won’t want that.

And remember to carry your keys while walking to your car in a parking lot. The alarm can work the same way there ….. This is something that should really be shared with everyone. Maybe it could save a life or prevent a sexual abuse crime from happening.
